I am Gregg Costin, a Realtor with Levin Rinke Realty and leader of The Costin Team. Licensed in Florida and Alabama, I help buyers and sellers across Pensacola, the Emerald Coast and coastal Alabama, including Gulf Breeze, Pace, Milton, Navarre, Perdido Key, Gulf Shores and Orange Beach. My work combines local property knowledge, careful preparation and clear communication throughout a purchase or sale.
My commitment to clients began with my own first home purchase early in my military career. Poor representation pushed me to learn the process for myself. Buying and selling homes through later PCS moves reinforced how much preparation, honest advice and close attention to detail matter. Today, I use that experience to help clients understand their options, avoid preventable mistakes and make decisions with a clear plan.
My Air Force career spanned two decades, from enlisted service to retirement as a Captain. I began as a 2M0 cruise missile technician supporting B-52 readiness, advanced to Staff Sergeant, and later commissioned as an officer after completing my studies at the University of Tampa. As a Navigator and Combat Systems Officer aboard the E-3 AWACS, I served on deployments that included Iraq, Afghanistan and Syria, along with assignments across the Middle East and Pacific.
My career culminated as Chief of Integrated Air and Missile Defense Plans for CENTCOM A5. That experience required preparation, coordination and decisions under pressure. I bring those habits to real estate through careful research, a clear plan, close attention to contract milestones and persistent advocacy for my clients.
My family and I have lived through 11 personal PCS moves, including the challenges of finding a home from overseas and researching unfamiliar schools and neighborhoods. I understand the practical questions behind a military home search: a report date, a school transfer, an unfamiliar commute and a housing budget that needs to work after the move.
I help service members, veterans and military households plan purchases and sales around those realities. My installation resources cover NAS Pensacola, Corry Station, Saufley Field, NAS Whiting Field, Eglin AFB, Hurlburt Field and Duke Field, connecting duty-station information with the communities and housing decisions around it.
I created PensacolaMilitaryHousing.com to make military relocation research practical. It brings together installation guides, PCS planning, BAH resources, VA homebuying explanations, on-base and off-base housing comparisons, and rent-or-sell considerations for an outbound move. Dated sources and clearly stated assumptions help you check the information that affects your plans.
The PCS school finder connects more than 270 school guides across Escambia, Santa Rosa, Okaloosa and Baldwin counties. Explore public, private and Christian schools, official report-card sources, address-based comparisons and driving-route estimates. School placement remains a question to confirm with the receiving district or school.
GreggCostin.com is my main professional website for Pensacola and Gulf Coast real estate. Its neighborhood guides, school research, buyer and seller resources, mortgage calculators and ownership-cost articles help you compare places and plan the costs of a home. Local guides address practical issues such as utilities, insurance, flood exposure and the differences between Florida and coastal Alabama ownership.
Whether you are buying your first home, preparing to sell or comparing a coastal move, the site helps turn broad questions into a useful next step. Start with the Gulf Coast neighborhood guides or the civilian school finder, then bring me the priorities that matter to you.
I hold a B.S. in Economics and a B.A. in International Affairs from the University of Tampa and am a Part 107 Certified Drone Pilot. My real estate credentials include Military Relocation Professional (MRP), Accredited Buyer's Representative (ABR), Seller Representative Specialist (SRS), Real Estate Negotiation Expert (RENE) and Florida Military Specialist (FMS).
I was named Forbes Global Properties - Rookie of the Year for 2025 through my brokerage, Levin Rinke Realty.
My reported Pensacola MLS standing was #34 among more than 4,100 agents by sales volume and transactions as of August 1, 2026.
My public profiles show a 5.0 rating with 56 reviews on Google and a 5.0 rating with 27 team reviews on Zillow, checked September 11, 2026. Those profiles let you read directly about clients' experiences with communication, military moves, first-time purchases and negotiations.
For sellers, I combine comparable-sales research and a pricing strategy with professional photography, aerial imagery and property marketing. My Part 107 certification supports the aerial perspective I can bring to a listing. For buyers, I evaluate the asking price, comparable properties, condition, ownership costs and contract terms so we can pursue value with a clear understanding of the property and the market. For both, I prepare carefully for negotiations and keep the steps toward closing clear.
For civilian and military clients alike, I focus on understanding your priorities, explaining your options and keeping the next steps clear. Contact Gregg to discuss your purchase, sale or relocation.
